BANGKOK, Oct. 3, 2026 /PRNewswire/ -- A thriving district is more than the buildings and businesses within it—it is a place where people, communities, and opportunities can grow together. For more than four decades, Property Management of Chulalongkorn University (PMCU) has embraced this philosophy by transforming the Siam Square and Suan Luang-Sam Yan areas into dynamic districts where commerce, learning, community, and public life intersect. Its commitment to sustainable development and stakeholder-focused management has earned PMCU the Corporate Excellence recognition at the Asia Pacific Enterprise Awards (APEA) 2026 Thailand, organized by Enterprise Asia. Managing more than 385 rai (about 152 acres) across central Bangkok, PMCU oversees a diverse portfolio spanning commercial, retail, residential, office, and public spaces. Its approach goes beyond conventional property management, guided by a vision to connect opportunities for all while earning the trust of communities and society. By integrating Chulalongkorn University's academic knowledge into district development, PMCU seeks to create maximum shared value while contributing to the university's long-term educational sustainability. At the heart of PMCU's corporate culture is a stakeholder-centric approach, which considers the needs of students, university staff, businesses, residents, and the wider public. This is strengthened by collaboration across internal teams and external partners, enabling stakeholders to combine their strengths and create meaningful outcomes. Initiatives such as "Siam Square Walking Street for ALL" demonstrate this philosophy in action, providing people with disabilities opportunities to showcase their talents and participate actively in the heart of the city. PMCU's commitment to excellence is reflected in the scale of its impact. Through its PMCU Holistic Connects framework, the organization has launched 23 student-centered initiatives reaching more than 300,000 participants, while collaborating with over 100 organizations to connect academic knowledge with society. More than 100 stores also participate in CU Privilege Card initiatives, contributing to an ecosystem that has attracted over 4 million visitors to festivals across the Siam-Sam Yan district. Internally, PMCU continues to strengthen operational excellence through its PMS Dashboard, which systematically tracks performance across Finance, Customer, Process, and People dimensions. By enabling teams to identify opportunities for improvement and accelerate digitalization, the platform supports a culture of continuous development across the organization. With future developments such as Block 33, a residential and wellness-oriented mixed-use project, and Block 34, envisioned as a Museum of the Future and medical city, PMCU is continuing to shape an integrated urban ecosystem where green space, healthcare, learning, housing, and business can coexist. Through its commitment to collaboration, innovation, and shared value, PMCU is demonstrating how responsible district management can create a more connected and sustainable future for Bangkok.
